Matt Dolan


Matt has a strong background in real estate and commercial law and assists clients with property acquisitions and disposals; commercial, industrial, and residential development projects, including project and development management agreements; commercial and retail shop leasing; and business purchases and sales. Matt's clients include property fund managers, developers, corporate investors, and private clients. Matt prides himself on understanding his client’s desired outcomes, being thorough and client focused, and delivering effective and timely legal advice. Some key transactions Matt has recently been involved in include:

  • McConaghy Properties – advising on the acquisition of two regional multi-tenanted retail shopping centres in Toowoomba involving complex negotiations of a put and call option deed and contract, including post settlement obligations regarding rental guarantees and mechanisms for calculation and adjustment of outstanding lease incentives.
  • KPAT Property Group – assisting with the development management agreement on a multi-million dollar 160 room plus retail mixed-use hotel redevelopment at the Sunshine Coast and assisting with the drafting, negotiating, and managing the leasing work for a 1,000m2 retail strip in Toowoomba.
  • West Village (Brisbane) – assisting with the full legal due diligence on the Centuria Funds Management acquisition of the $202 million West Village precinct located in Brisbane’s West End.
  • Aura Development – advising on off-the-plan contracts of sale and strata documentation and managing contract settlements for the Aura (Milton) residential development project in inner Brisbane.
  • Pinelands Developments – advising on all aspects of the sale of the management rights for Gemstone–Stones Corner Community Titles Scheme, including the contract of sale and special conditions, deed of assignment for the caretaking and letting agreements, contract conditions, and settlement.
  • Multi-Tenanted Commercial Property Acquisition – advising on the acquisition of a multi-tenanted commercial office building at the Sunshine Coast, including due diligence, contract negotiations, and subsequent leasing arrangements.
  • Industrial Warehouse Disposal – advising on all legal aspects of the $8.5 million disposal of an industrial warehouse facility in Toowoomba, including the pre-leasing of the property and contract preparation and negotiations.
  • Strata Titled Vacant Land Acquisition – advising on the acquisition of a strata titled vacant lot for mixed-use development at the Sunshine Coast, including contract negotiations and due diligence.
